
In Ventura County, we have become accustomed to filing property tax appeals by the November 30 deadline each year. If you wait that long this year you will be too late. September 15 is the deadline to file property tax appeals for real property in Ventura County for the 2010-2011 tax year (which runs from July 1, 2010 through June 30, 2011). The deadline for Los Angeles and Santa Barbara Counties is still November 30 this year.
Under California Revenue & Taxation section 1603, the deadline to file property tax appeals is November 30 if the county assessor does not provide certain notice to real property owners of the assessed value of their real property. However, the statute provides that if the county assessor elects to provide this notice, then the deadline to file property tax appeals in that particular county is September 15. This notice must be provided by the county assessor by August 1.
This year, the Ventura County Assessor elected to send the required notices, so the deadline to file real property tax appeals in Ventura County is September 15. Since the effective date of the legislation that provides for the two different filing date deadlines, this is the first time Ventura County has elected to send the required notices and not use the November 30 extended deadline.
